    1. Director survival

here is how I see it: I lay the boys off and that reduces 12mil every two weeks but I am replacing the same amount with skilled workrs that can do tiles, ceiling, electrical, plumbing, soffits and finishing. One month they will be here. In that period I will have to spend as follows, tiles, electrical wiring, switches and plugs, I will shop aggressively and see if I can keep in under 12 mil, tiles under 35 mil, ceiling board is confirmed at 125,000 per sheet and each sheet is 2.80 m2, 30 sheets is 3.71 mil kip and that include the soffits (roof overhang) so thats good. more to do yet tonight

    2. What gets paid first

Sam I understand and yes this is all very good, I appreciate it. but the reality is it s a juke and jive game until Cameron funds and every penny needs to go where it needs to go. I will concentrate on getting more money because I cannot afford to put Nathong on full stop delay. I can delay strategic things like cabinets, and working out the water purfication system, maybe some plumbing and faucets not on yet, final coat of paint works to mid september and have it appear like we are just tidying up when they arrive in October. I have to get that stage, no options and how the money flows is based on those issues. Yes it needs to flow proper but at the moment there is no proper, its purely survival. I have to do more planning on this and will do but must find a couple of supply issues so that crew does not lose a second. By end of August that home will be 90- 95% complete and If I have to work 24 hours a day then I shall.

    3. When the incoming payments land

Sam good but the reality is that there is two stages to all the money,,,,, three primary goals. 1. Sufficient work on Cameron to not cause any alarms. 2. Moving Nathong forward as follows: roof, I'm going to have to pull a trick on the roof because I do not have the 1800 to 2000 usd put toward the full roof at 200,000 kip per meter and require about 220 meteres with the foam insulation so what we will do is put on the cheaper product with out the insulation and spend approx 85,000 kip per meter on 220 or 18,700,000 kip plus 2 Million for ridge and edge cap. The house will then be covered and we can get to the finishing process with rain interfering. Then ceiling, electrical, plumbing whil;e also commencing with the tile work. The deck is 42.5 meters at 300,000 kip (won't know exactly until i get to Souvanny home store ) but close at 12,500,000 plus 10% waste so 13,750,000. Same cost for inside flooring at 72 Metere x 300,000 is 21,600,000- plus 10% waste for total of 24,200,000 but until i get to soucvanny cannot know exactly. If I log onto their webite I can see prices in the 350,000 kip per box and each box of 60 x 60 tiles represents 1.44 M2 so approx 250,000 kip per meter. three bathrooms at average of 12m per bath room including shower so 36m x 300,000, another 10,800,000 plus 10% waste , total 11,880,000 approx. Electrical wire, red black and green wire rolls run at 950,000 for 100M, will require five of each color so 15,000,000, ceiling wall board for 120M including cut and waste at 200,000 per sheet and each sheet is approx 2M so 60 for 12 Mil. Paint and primer will be 4 to 6Mil

    1. Roof colou

Gary is negotiating with several suppliers and each supplier generally has the color selected we will coordinate with the slight differences and obtain your finaal approval of color based on what that supplier offers. Note: There are many more suppliers however they only offer a bright red and this is not acceptable so it is limiting our supply list, not an issue as price doers not vary greatly

    2. Draws and the open costs

Sam Add: Just note to be ready and available to advance additional minimal upgrades and costs as necessary.

      Some thing like that

    3. Entrance road gravel

Confirmed price at 700,000 per load and the tractor to spread the gravel is estimated at 2 million. depending onm the number of loads, I estimated about 6 so 4.200,000 million kip for gravel and another 2 Million kip for tractor - estimation.

Add estimation, could be a few more loads depending how well the compaction occurs with operator of the tractor. The owner of tractor is Noi's husband in the village market where we purchase food for the camp

    4. 31 May 2026

Sam, there should be a log reply from Violane about this time with her choices of tiles, faucets, sink, tub and few others. This likely should be in decision log as well

Oh Sorry I now see that under selections

    1. The picks you have made so far.

sam, why not just put in Violaines answer which shows it in a nice tidy list. ?Nathong house finish answers

    1. No trees cut

WE did have to cut one branch off the right front corner of deck. The branch was going to infringe slightly on the roof overhang

    1. DONE Draw 3 (USD 8,000): USD 7,000 company transfer plus USD 1,000 advanced for immediate roofing purchase

      remove "for roofing purchase"

    2. Well had been drilled by client sometime earlier, MLH did not drill it rather that period was used to establish surface or submerged pump for construction and camp use

    1. Internal use only. Not for distribution to Cameron, Sunny, or third parties. Practice drafting — not legal advice. Lao-counsel questions to be resolved locally in Vientiane per Sam's direction.

      agreed

    2. Timing — can MLH collect the advance after the building licence application is submitted but before the licence issues? Or must the licence be in hand

In every case the permit comes considerablylater and in this case i wouldn't expect a permit approval befo9re early 27 because they do not yet have gold title on the lot

    3. Australian-national clients — any foreign-exchange rules on the Stovolds' side for a USD transfer from Australia or Thailand?

Yes sometimes third party like Wise is required

    4. USD payment — does a payment of USD 9,838.10 require Bank of Lao PDR notification or reporting by MLH?

      simple reporting receipt by MLH

    5. Consumer Protection Law No. 02/NA — does it extend to private residential clients like the Stovolds?

It extends based on good business operation standards which MLH has

    6. Civil Code 2020 (No. 55/NA) — what rules govern return of a pre-contract advance payment if the project does not proceed?

I suspect there is no time

    7. Gary to decide and record in writing before signing: What dollar limit (if any) on the "documented committed costs" MLH can retain? The client-facing language does not use the word "non-refundable" because that word triggers distrust before trust is established.

      return all non receipted funds

    8. Full refund if the building licence is denied or delayed beyond [Gary to insert: e.g. 12 weeks] from application

never the case in lao but if it would occur than 12 weeks is sufficient to refund

    9. Total project investment (design + construction) 198,562.00

Put a Caveat here. something like below

This number is consistent with project costs however we shall be comleting an actual BOQ which may vary slightly from this number

    10. 3 First-level slab poured 30% 59,028.60 4 Second-level slab poured and roof structure on

4 becomes #3 and # 4 becomes when roof is on and facia board completed on main structure. I suspect MIL will lag sliightly in progress because focus will be on main house first

    11. (a) Lodgement of the building licence application with the relevant Vientiane Capital authority (if not already lodged)

cannot until full drawing and engineering completed

    12. WHEREAS, given the approaching wet season and the material benefit to the project programme of commencing preparatory site works without delay, the Client has agreed to pay, and MLH has agreed to accept, an Advance Mobilisation Payment prior to the execution of the Construction Contract, to fund the site mobilisation and preparatory works described in this Agreement;

      Sam add something like this

Preparatory site works include : Water consideration, possible well drill at back left corner of site which is minimal cost but very useful during construction and leaves available water source post construction, approx 250 to 270 M3 of fill brought to site and would hope to obtain at low cost but must plan for worst case, actual cost and it is worked into the overall budget, Electricity either it is on site or we get from the neighbor. If electricity is to the site than we have a cost of under 1000 (EDL will quote price) for ther metering hookup, prep for drainage, cam and tool shed construction and cooking area.

    13. WHEREAS, pursuant to Agreement No. MLH-DSN-2026-002 dated 08 May 2026 (the "Design Agreement"), MLH completed conceptual, architectural, and engineered construction drawings for the Residence, being the 35-sheet Stovold Drawing Set (Option 2 Rev A) (the "Drawings"), and the Client paid the Design Fee of USD 3,000.00 in full on 12 May 2026;

      good

    1. Roof — Single 7–8° Mono-Slope, High at Front, Seamless Roofing UPDATED (Gary 1 Jul — OVERRIDES original spec): Change the roof pitch from 15° to 7–8°. Specify a seamless (screwless-surface) roofing system — no exposed fasteners on the finished roof surface.

change to 7 - 8 degrees, Basically a 1 to 12 in western standards, that means 1 inch rise in 12 inches or approx. 2.5 cm fall in 30.5 cm run

    2. HOLD A — Pending Sam / Gary / Cameron written confirmation Await written sign-off from Sam / Gary / Cameron before Vieng finalises and issues revised roof drawings. Do not proceed on roof until resolved.

at my meeting with cameron and sunny, they concurred a 7 to 8 degree is satisfactory. Approved

    3. Apply to Drawing A02 (1st Floor / Ground Level). Changes 1.2 and 1.3 form one combined entry zone. Change 1.6 depends on 1.5 being resolved first.

i just noticed something on Cameron's drawing here by the outdoor laundry area, he actually a small outside lao kitchen counter of about one meter off the front edge of the laundry area. I think the better location is against the outside wall of the living room area which is movng to the back wall. See drawing I will send now Look at the third drawing where I drew the lao kitchen off MIL suite at an angle. lets' leave it there at an angle for now and let customer decide if they need to move in closer their sitting outdoor area. Customers have indicated that Lao Kitchen is oK next to MIL suite so lets stay with that plan for now

    4. HOLD B — Pending Sam / Gary / Cameron resolution Gary: eliminate. Cameron: passage needed. Possible resolution: angle the entry, or add a lightweight screen instead of a full lobby. Do not eliminate and do not build the full lobby until the team provides a written resolution.

no after discussion with them they agreed that it is to narrow to start making separation corridor there. I mentioned that the front entry will be opening up on a beautiful kitchen so why block it, they agreed

    5. B — Laundry: weather protection method?

There is a lot of glass in that solarium type design and not sure if that is a good idea, Could be quite costly and it will be difficult to find good skilled craftsman for such. Need to consider this carefully

    6. A — Arched doors: swing in or out?

not certain on this issue. Vieng, use your design talent. I suspect the kitchen entry ought to open inward and the dining room entrance will have sufficient width to allow for opening outward. Let's play with design concepts.

    7. Roof — Single 15° Mono-Slope, High at Front

reduce roof to 7 - 8 degrees, 15 is to much. We will likely use a seamless roofing system meaning no scdrews on service so we eliminate leak possibility and the slope will be sufficiaent under heavy rain conditions

    8. Master Bath — Redesign (INDICATIVE)

      see my notes on 2.3

Pay attention to design picture below, Two sinks, full mirrors and cabinets, full tub toward the rear and shower (not that large but decent size ) to thje right and the toilet to right front using shower wall as separation . Not a large space for toilet needed

    9. Cameron's annotation "EXPANDED WALKIN + MAKE UP AREA" is consistent with this change — the relocation naturally expands the closet.

Vieng, incorporate Camerons concept drawing at the start where he has drawn but redesign the bathroom, toilet and shower area with two sinks. Use your design thinking

    10. MIL Suite — Change Door to Open toward Lao Kitchen Change the existing internal door on the MIL suite so that it opens toward (and gives direct access to) the Lao kitchen area. Update door swing accordingly.

Changing this door to open left from kitchen area will require some form of door stopper otherwise it will swing 180 degrees or more and hinges will get destroyed. Just something to consider

    11. b.

      C. the ceiling of the outside patio and the four suport columns will have a rounded design and of a decorative column look. The ceiling of the outside patio will have a curved designs as per pictures provided. This design can be of decorative nature and can be made from plaster or mortar. It is not structural.

    12. solarium-style space — not a standard enclosed laundry room. Ceiling: glass or polycarbonate skylight roof over the full laundry zone — full overhead glazing for natural light and ventilation. Garden-facing wall: floor-to-ceiling glazed wall or doors facing the garden. Internal wall: front-load washing machines side by side, with open shelving above and wicker baskets below. Character: bright, airy, high-natural-light — a solarium that houses the laundry. Note: this concept was raised at an earlier meeting and rejected at that time. Cameron has since reversed that decision — this IS required in the new design.

I would expect a good stacker washer dryer front load system with the rear of the stacker towards the rear wall which means we build a 10cm brisk wall on the back side and right side to provide rain protection. Solarium ceiling type worked into design

    13. Reduce the dividing

this should read as follows: the short stub wall should be approximately 40 cm, 90 degrees to the front bathroom wall and run floor to ceiling

  3. Jun 2026
    1. Drawing completeness: no dimensions or room areas on the floor plans, blank title block, 'Entrance' labelled twice, an undefined 'Pum room', and a generic orientation widget instead of a labelled north arrow.

yes Vieng can clarify this, I have stressed to her to always have the dimensions and sizes on her plans, I suspect she is using this as a brief, have a look concept

    2. Only one scheme — the attached-vs-detached choice they asked for isn't there.

Sam, didn;t you say one design detached because they confirmed they wanted detached, Did I misunderstand that ?

    3. Pool placement is central while the best garden ground sits empty (the size itself is fine).

agreed....move to front edge property line and rotate it 90 degrees

    4. Guest bedroom + studio open onto an internal walkway, not the garden.

yes but it is known that a guest bedrooms does getin the way of proper design, guestrooms get usedtwice a year at best

    5. The mother-in-law room sits against the car park with no lounge/pantry; the detached option she preferred isn't shown.

agreed, get it to the front right corner

    6. No clear master suite — two similar upstairs bedrooms.

Are you seeing it clearly, oneis bedroom and theother room is tied to the masrter as aoffice sitting room, notbad but can improve on it

    7. sloped roof (no traditional Lao roof) Can't be confirmed — labelled 'ROOF' only; no roof plan, section or elevation.

      i suggest will follow

    8. Pool is ~4×2.7m — a good size — but sits central while much of the lot is open lawn; depth can't be confirmed without a section.

ideally the front edgeof the pool should border the front property line and enjoymentis mutally from mother in law suite and direct access from main house

    9. Provided as two rooms — but they open onto an internal walkway rather than the garden.

only need one bedroom down and likely no den/office

    10. Drawn as a single attached room with an adjoining toilet, backing onto the car park; no lounge/pantry, and the detached option isn't shown.

suggested we get this to the front right corner

    11. Not yet — two similar bedrooms upstairs, neither set up as the master suite.

the second room on the secondlevelis an office sitting area, not a second bedroom

    1. Highlight any line on this page and comment with the Hypothesis tab on the right — every note comes back to us. Approve it as-is, or tell us what to change. Once you're happy, this is the package we hand to Mrs. Vieng.

I think you are good to go to Vieng

    2. Dimensions — it's a concept sketch, so that's expected; the next pass needs real sizes (the discipline you've already stressed to Vieng).

Assuptions, budget 150 - 180k, lets use higher amount and a cost at $675 USD m2. this would imply we can build approx 266m2, all levels including motherinlaw suite. Let's assume suite is not bigger than 30m2, that leaves 236 m2 and then lets deduct pool using a 3.5M x 4.5 m dimension and average depth of 1.2M. So 3.5 x 4.5 x 1.2 equals 18.9 m3 (volume and average costing for pool is approx $700 m3, so we have to deduct $13,230 from budget for main living and carport. Simple math is as follows. start with 180,000 less 30M2 at 675 = $20250 plus pool at 13,230 totals 33,480 leaving 146520 for the main housee and walls. Walls run at 350$m and we will have 50 m of walls at 2 m height, thats 15,000, now down to 131520 for main house so lets apply the numbers. 131250 divided by 675 m2 cost w profit, 194 m2 of Cameron and sunnys space on two levels or approximately 97 m2 per level, I suggest we back that off to 90M2 per level which places dimensions in the 10 m x 9 m range, Vieng configure accorrdingly considering plot dimensions.

    3. "Separate but connected" — confirm the in-law suite keeps its own private entry and a planted/level buffer, so it stays a dignified separate home, not a back wing.

      Good , agreed

    4. 2 The in-law suite is growing — it now has a full Living room; the brief asked for a small lounge/pantry. That's generous and adds area + cost against the ~USD 150k target — worth a conscious call.

my layout is concept only and maintaining inside kitchen and living space combined with sleeping area is fine as one big room with bathroom shower separate

    5. Orientation / west sun —

north arrow would be approximately at the bacvk right rear , slightly tilted to the right at thhe corner

    1. Vehicle gate 3.5–4.0m + 1.0m pedestrian

because they are back out I think we need the full 6M gateopening, lets make it easy to back out and they can see the road dfirectly in rear view mirror.... May have to incorporate a covered area for motherin law suite when she arrives during a heavy rain. We can construct cover on top of the 2M front wall which will be .6M separation from the pool

    2. ≥2.5m to pool

i think pool can be .6 m from front wall then merge the pool width (3.5M) towards the outside living space of main house. This must flow properly and considering there is a requirement for pool fencing (not 100% sure)

    3. The 90° rotation

absolutely must rotate 90 to the right and then design proper cover, plant life, planted trees for additional shade with some form of overhaed shade cover

    4. air: going 280–300, riser 165–180

Steps I would like 165 rise and 230 run and considering ceiling is 2.8M, we will need second level slab in the 3.2M range. So thats going to be 19.5 steps, obviously we increase or decrease the rise to get equal heights per step, Design issue. The biggest difficulty in two storey is where to place the stairs so they provide the lease waste of space yet is the natural location where people do not get frustrated with a poor stairwell design. I have set the stairs on the west wall between kitchen and living and behind that guest room. seems most logical but open to design ideas

    5. Eave 0.9–1.2m beyond posts

max 1m without having to provide additional structural support. Lets extend only where that shade is required and this may require additional column design

    6. Ceilings 2.7–3.0m, void 5.5–6.0m

2.8 minimun ceiling height after Tile fooring is laid. Tile flooring mat use up to 30 MM depending on slab flooring levels. I wouold expect we will only require 15MM of tile height above slab.

    7. Living, dining & flow

If my conceptual design is in place then exit from kitchen woud be mostly east, we would create a shaded buffer off that sun facing corner, then the l shape design has another glass sliding doors exiting living room area to the south but we must incorporate shaded cover for this outside area otherwise afternoon sun renders it useless. It will be moving toward the pool area so some sun will be expected.

    8. ~30–35 m² + 6–8 m² terrace

suggesting max 30M2 but should hbe able to incorporate all notes below in that size. Focus also on outside, somewhat private sitting area, maybe close to lao kitchen area, Design question

    9. The swimming pool

3.5 x 4.5 withaverage depth of 1.2M, positioned on front plot line leaving a .6M walkway on that side with surrounding area being 1.5M width/tanning ledge, etc and a step up to the mother inlaw suite and a step up to the main house living area. Or we have it all at one level, My gut says one level. Design question? Pool should be blue white tile finish wwith rounded corners for ease of cleaning, no square corners if possible.

    10. Backing apron ≥6.0m straight pull-in

they back strainght out on to the street but Cameron already suggested that is sufficient considering they only have to look one way (to the right) for traffic

    1. ng the Pui/Ley detention or assault as proven fact.

can be certern the luring occurred by whatsapp string with mr. Nick, He knows the beating and kidnapping occurred

    2. USD 12,100 outstanding; parties Gary, Pui, Ley

Just you are clear, the client holds these funds against balance of contract. Client was advised to come to supplier, purchase directly but refused. nothing Gary could do to proceed. It was later alleged the client did do some work with a tile person and funds may have advanced to that person, speculation only

    3. Here our client is the injured party. The objective is criminal justice: lodge and advance a criminal complaint against those responsible for unlawful coercion, threats, and (if corroborated) unlawful detention and battery.

MS Pui and her husband(do not know his name), Mr. Ley (pui's brother), one other unknown person and mr. Nick, the person whom lure me in

    4. 9 April 2026

kidnapping occurred April 7 with meeting meeting at village office 10,,,,Ms Pui never showed on time, I left 10:30 ish

    1. Current notes refer to approximately USD 12,200 held/available and a disputed shortfall around USD 5,800, subject to reconciliation with earlier USD 12,100 / USD 4,475 figures.

Simple solution: I want a pass off of either parties claim . I will sue for kidnapping and assualt and run the police through a legal process because not one one police office was concerned that when i was taken to the stations under dureess and kidnapped. I made sure they knew I was at that moment kidnapped and had been assualted.... so we simply walk , they finish there own project and I do not pursue a charge against Pui and ley and the others involved in the assault

    2. Confirm whether any balance, warranty issue, threat, or unfinished-scope demand remains outstanding.

do not need to bother legal and create a bill for this , the house is 100% completed and all payment received, may have a roof leak which will require a call back

  4. May 2026
    1. Book counsel meeting and provide this dossier plus exhibit folder.

1.I think immediate priority is as we have said for weeks, report into the EDRC Police all debts and report the criminal matter to the police before Ms Pui does, shouldn't that be the prioity,

      1. Ms Sunny away from the police issue
    2. Index

I have the whatsapp chat with the person that lured me in on the Pui Ley incident and facebook pics of that person and Ms Pui

    3. me Historic USD 600 design/service issue from 2021. This should probably be closed fast if there is no strategic defense: refund, deliver service, or sign simple release.

      remove

    4. THB 83,200. The status is not verified in this packet. Counsel should confirm whether there has been any response, settlement, court filing, or ongoing threat.

As stated earlier, this is not SFE but rather Mr Ty contractor for 7k and likely an outstanding concrete invoice for 83200 baht

    5. No admission beyond verified accounting. Small immediate good-faith payment only where cash exists. Payment increases only when verified business cash flow can support it. Grace period and cure period for temporary cash-flow failure. No threats, public defamation, police pressure, or unauthorized jobsite interference during compliance. Mutual release after final payment or completion. Mediation before any enforcement step.

      Good

    6. outstanding

incorrect: 12, 100 is the unadvanced remaining amount that the client holds . There is no official default because the client as there own money still and will not advance it so I can finish, There is nothing I can do except walk away because of zero cash flow. They claim there is not enough money (12,100) to complete and I do concur with that statement but none the less they hold there money and could give it to anyone they want to finish. I have suggested this option but they refuse and will not listen nor proceed

    7. Embassy replied that it cannot intervene in Lao proceedings, encouraged local authority contact, and attached local lawyer list.

may be add that next day I reported the incident to the canadian embassy by email and received a response several days later

    8. Gary says he was taken to a village office and then multiple police stations, where the police treated the matter as a contract issue and did not act on the kidnapping allegation.

at every police station i said to wwhoever it was present that I am currently kidnapped and they have assualted me, police did nothing

    9. Gary says he realized the incident was connected to a disgruntled client who refused to advance funds for completion of a renovation.

After being thrown in the truck I put the pieces together and realized it was Ley driving, He had clubbed me the head at least ten times when they had me down and Ms Pui husband (name unknown), at least two more people total of four and there could have been five. The person who lured me the site was on motorbike. My truck was open, computer in bag and all I had was keys and cell phone and they attempted to take from me but I would not give them, told them to fuck off

    10. n event he says occurred on or about 7 April 2026 at approximately 2:40 PM. This summary is included so counsel understands the seriousness of the safety concern. Counsel should review the original email before relying on any detail

I want to file the police report criminally and submit unless advises otherwise

    11. Mediation with no-solo-contact protocol: counsel contacts Pui/Ley and requests all future meetings be scheduled through counsel or recorded authority process.

I don't feel comfortable attending this site location ever again as long as Ms. Pui's husband (the main culprit to many of the projects difficulties as well as the engineer of the assault and kidnapping). I want a wash, I don't charge them criminally and they complete their project how they wish, end of the story. I will never set foot on their property again

    12. 9 Apr 2026

I was asked by client and village chief (post the day of ther beating assault and kidnapping) to attend a meeting two days later April 9 at village office and I agreed. Communication was confirmed with Ms Pui that I would be at village office at 9:55 am and ready and on a tight schedule. Arrived approx 9:59 and advised Ms Pui at approx 10:10 that I was waiting since arrival and would be departing soon if she not arrive. As I supected she was not even ready to leave her house but commented she is on her way and she is maybe 4 minutes away. Waited until 10:30 and drove away, Five minutes later she in a panic called multiple times and demanded i return and I said no, I have left and you didn't show up on time and I'm already far away, Sorry be on time next time. Earliest I can attend again will be well after Pi Mai.

    13. tter: Pui / Ley
      1. This priority matter should be first Ms. Sunny because it is escalated to criminal with police. then next #8 should be Pui Ley and then others
    14. ssue is that old disputes appear to belong to Modern Lao Sole Co., Ltd. / Modern Lao Homes, while Sam and Modern Lao Group are a separate/new structure. Counsel must verify this formally

None of these disputes actually officially belong to snider as all previous contracts are with Nolans company Modern Lao Homes Ltd. I acquired the assets not the shares and made a new company called modern lao sole co., Ltd., Zero contracts were updated to new company.

    15. Likely quick settlement/refund/delivery cleanup.
